If I could give zero stars, I would. I’m writing this review not just out of frustration, but out of heartbreak, exhaustion, and a sincere warning to other military families considering Rising View. Over the past year, my husband and I have experienced what I can only describe as ongoing harassment, selective enforcement, misrepresentation, and a complete lack of compassion or professionalism. We were repeatedly targeted with vehicle tow tags, at least seven. These were issued for reasons like “inoperable” vehicles or missing plates, even though our vehicles were fully functional and legally documented. One was tagged while we were still within the 30-day legal window allowed by the Nebraska DMV after a private sale. We were never given verbal warnings,just citations and threats. It got worse. During snow removal, only our vehicles were tagged, despite identical conditions for neighbors. I have photo proof. In the Rising View Facebook group, the inspector is jokingly called “The Grim Reaper” or “Ken” (the male “Karen”) because of how ridiculous and selective the enforcement is. I even posted a photo of him tagging cars, joking that the “male Karen is out again”, but the reality wasn’t funny to live through. We also endured false reports from neighbors accusing us of housing 5–8 people. That was flat out false, it’s just my husband and I. Management never verified anything but treated us as if it were true. We even had a neighbor physically assault my husband by slamming a car door on his leg during an argument over his vehicle’s sound. A third neighbor witnessed it. We reported it, nothing was done. We were told when we signed our lease that we could park four vehicles on the street as long as there’s space. Our home only had a one-car driveway and a one-car garage, so this mattered. After constant tow tags, we asked to transfer to a unit with a two-car driveway and garage. Management said no..we were stuck. Then, just three days before my husband’s deployment, we were blindsided with a Notice to Vacate by May 19, 2025. They claimed they weren’t renewing our lease, but it was a clear retaliation. They ignored protections under the Servicemembers Civil Relief Act (SCRA), which prevents kicking out active-duty service members without a court order. I had a panic attack at work when I found out, resulting in lost wages and time off. When my husband asked why, the leasing office said it was due to our vehicles being parked on the road too often and because of my Facebook post… yet again, a policy not enforced evenly. To top it off, during a recorded conversation I had with the Community Director, Shantae, she bragged about attempting to tow a deployed airman’s car during a snowstorm. That says everything you need to know about how Rising View treats military families. It’s now over two months later. My husband is deployed overseas, and I had to move our entire household by myself. No support. No local family. No assistance. I now live off-base and pay significantly more in rent than I did at Rising View. This move, this treatment, and this company have placed an enormous emotional and financial burden on me during what is already one of the hardest transitions for any military spouse. To anyone considering Rising View, think twice. If you’re military, especially a younger couple without rank or connections, you are not protected here. Your concerns will be dismissed. Your situation will be ignored. You’ll be treated like a nuisance instead of a valued resident. What we expected was fairness, professionalism, and respect. What we received was silence, retaliation, and betrayal. I wouldn’t wish this experience on anyone. I hope by sharing our story, others can be better informed, and better protected. They also blocked me on FB and deleted my FB review. Wonder what your parent company will say about all of this

I would never recommend this place to anyone even active military. The kids in that community are never monitored they like to blame other kids for their actions. When you put in work orders they don't come right away you wait forever. They don't care about anything but money . There is nothing for kids to do around there. I wish I would have known sooner about these before living there. They charge you so much to live in a trashy place . Don't waste your money on them it's not worth it.

Don't do it! I lived at Rising View for 7 years - their practices feel immoral at best and downright illegal at the worst. God forbid you ever have to move out they will try to rake you over the coals for thousands of dollars in "damages" that were completely unavoidable. They move you into units made out of the cheapest possible materials, will defer fixing problems as long as possible so they can charge you for the damages at moveout, and that's just the beginning. You could quite literally write a book about the pitfalls of Rising View. I've lived in apartments and townhomes before, and while they all have their flaws, none of them compare to the problems you will run into at Rising View. The only reason anyone lives there is because they are active duty (and I'm assuming cheaper while enlisted), or so they can have multiple big dogs, something that many apartments and townhomes will not allow. Aside from that you will be hard pressed to find any redeeming qualities about this horrible place. Literally go live anywhere else.

I'm literally so over Rising View housing. The homes are whack and the living conditions are trash. Our last base had way nicer homes that were already fenced in , But no, Rising View can't even get that right. And don't even get me started on the ridiculous charges. People got slammed with a $1,000 fee for their backyard not having grass... in the middle of winter. Like, what even is that? They tried to blame it on their dog, but I got multiple opinions and it's clear that wasn't the issue. I'm dying to get out of Rising View, it's messed up that they charge us so much money but can't even provide decent housing. It feels like they're just taking advantage of military families. You have to renew a dang fence it costs 600+ depends on the fence and 9/10 its good for only 1-2years which is freaking insane. I'm counting down the days until we can leave Rising View. While the perks are great, the strict rules are overwhelming. The constant nitpicking, especially about the fence, feels excessive. Investing in our own home is becoming increasingly appealing. Tomorrow, we're meeting with a realtor to explore our options. Fingers crossed everything goes smoothly! A big motivator for us is finding a home with a basement, especially with tornado season approaching. Not having a safe space is unsettling, and I'm anxious to find a house that will give us peace of mind. its not HORRIBLE housing i just feel like they are too picky and charge for every little thing even if the house came that way. Just make sure to take pictures before because its INSANE .

If you don't have an ESA you will have a better experience than I'm having. If you do have an ESA ya may want to apply elsewhere. I was approved to live in a home almost 2 months ago and have yet to move in. I have an ESA cat who I depend on to keep my anxiety and tremors under control. I told them this day one of applying. I gave them my ESA document and even filled out their separate verification form and got my doctor to fill it out to verify my documents were valid. These guys charge $300 for a pet deposit, which if you have an ESA, is illegal. The law clearly forbids any pet fees for ESAs. They claim they will return the fee if they approve your ESA. Well I signed a lease and set the move in date for Aug 1st. A month after I was approved (the earliest I could move in was about July 28th so I chose Aug 1st). I had almost a month of waiting, of them having all my documents, and me waiting to know if my ESA was approved. Silence. I emailed multiple times. Every time they said they were waiting for corporate to make a decision. Aug 1st came and went. I ended up moving the move in date by two weeks. The new move in date is in two days. Guess what they haven't given a decision on? Yep, my ESA. They still claim they are waiting for corporate to decide if it's approved. A month and a half after I gave them my documents. After my doctor verified my documents. And even after my doctor responded to these guy's follow up questions. That's right, they got my documents, my doctors verification, and still weren't satisfied, so they sent my doctor follow up questions personally. Then claimed my doctor didn't respond, even though my doctor has assured me, twice, they responded over a week ago. These guys are lousy at their jobs and are playing games. Have been for months now. Won't give me a decision and keep wanting me to pay an illegal deposit. At this point, if they don't have a decision by tomorrow, I'm walking away and finding an ESA friendly place to live, because these guys aren't it.

If you have the ability, live anywhere else. There are several other perfectly fine apartment complexes close to base for roughly the same size and cheaper, as well as having better staff. It took weeks to receive an update on our applications to move in (we are military), it would take us several emails before we got anyone to respond. We tried calling but they would not answer the phone & the door was always locked when the sign said "open." On one occasion we could see the staff through the glass and they completely ignored us at the door & when we called we could hear their phone ringing & them look away from it! The door said open, and it was within their open hours they have listed. There was no sign or communication that the office should've been closed for any other reason. Once we finally moved in, the house was dirty, the carpet was destroyed and stained, as well as missing keys. They didn't even want the pictures we took of the house, were told "there is nothing they can do." We lived there for a year & thankfully we didn't encounter any mold issues or leaks as others have. However, when we had to move out (military orders), it was one of the most impossible tasks. Rising View makes moving out a NIGHTMARE. You have different people constantly coming in your home to "inspect," but they give you vague, open ended time frames. For example, we were told the carpet inspection can happen anytime from 7am to 8pm and when we called the Military Housing Office (which is based in Rising View) they said there is nothing they can do to lower the time frame AND wouldn't let us be in contact with the person who does the inspections. The man who does the inspections to actually charge you is named Charles. Charles should NOT be allowed to continue this profession. He was rude, condescending, assumptive, and inconsistent. My husband and I are younger & without children, he asked if we had any drawings on the walls from parties we have (we have never had anything close to a party nor have received any complaints/notices from Rising View). When he asked if our two cats had made any messes on the carpet, he didn't believe us when we told him no. During the pre-inspection he told us we would be charged for items if we didn't clean them/fix them, but at time of move out he didn't even look at those items! He told us the outdoor shed didn't need to be cleaned but then charged us for it not being cleaned! You can hire cleaners for over 2000 dollars to clean your house or do it yourself and risk rising view charging you. I cleaned the house top to bottom and we only got charged 200 dollars. During the pre inspection we were told we didn't have to clean anything, but the entire time Charles treated us as if we were disgusting and irresponsible for not going with a cleaning company. He also told us for the carpet inspection (which is a few days prior to move out) that the house had to be empty. We told him we were living there till move out & he told us to find friends to stay with or go into lodgings! We told him we weren't going todo that because we chose our specific move out date for a reason. He also wanted our cats to be kept in the bathroom for the entire 13 hour window for the carpet inspection. THEY DO NOT CLEAN THE HOUSES BEFORE MOVE IN. The rely on the previous tenant to clean it/hire someone & even though the charge the previous tenant cleaning fee, they actually don't send anyone in. We when voiced our complaints to rising view/military housing we were told that "Charles does his own thing and they go off what he says." I have been a property manager myself for over two years and I would NEVER act/treat people the way Charles or any of the Rising View staff have. Save yourself the headache & money, and look elsewhere.

Rising View should be sued. Charging $1300+ dollars a month for a run down house with led paint, no working outlets, mice, bugs, spiders, ants, crappy AC, and power outages that last days. Also, expect to pay another $200+ a month during the spring and summer. Those who don't own, or can't afford, a lawn mower are charged ridiculous fees if the grass is over 4 inches. We have to mow our lawn twice a week (at $40 bucks a pop) to keep up with these "standards". Absolutely the most abhorrent and despicable people I've ever met. DO NOT LIVE HERE. They should be ashamed.

Absolutely HORRID maintenance service communication. Came home from a trip to find a gas leak in the house. Called maintenance, called 911 and the fire department arrived to test for a gas leak. GAS LEAK FOUND! It took dispatch calling the maintenance office for them to arrive. The person tried working on the leak that night but did not have the correct parts. Ended up staying in a hotel with my children and pets. The next day I was told that they would begin working on the leak and would receive a call when the repair was completed. Call never came!! I am still waiting for a call from maintenance. I called their office at 1500, 1600, and 1700. NO ANSWER from them and NEVER RECIEVED a call from them. I want to go home!
